The Thailand Long-Term Resident visa application goes through the Board of Investment's online portal at ltr.boi.go.th. All LTR applications require a passport valid for at least 18 months, a digital passport photo meeting the BOI specifications, proof of health insurance with minimum coverage of $50,000 USD per incident, and a criminal background check from your country of citizenship or permanent residence issued within 3 months of the application.
The health insurance requirement is stricter than the retirement visa. It must cover a minimum of $50,000 USD per occurrence, not per year. Most standard international health plans qualify if they have this per-occurrence minimum. The BOI's website lists approved Thai and international insurers.
Category-Specific Documents
For the Remote Worker category: an employment contract from a foreign employer, 3 months of payslips or bank statements showing salary deposits, and a letter from the employer confirming the remote working arrangement. Freelancers need tax returns for the previous 2 years showing income of at least $40,000 USD per year.
For the Wealthy Pensioner category: proof of retirement status from your home country, documentation of the pension or annuity source, and 6 months of bank statements showing the pension deposits. For US Social Security recipients, the SSA benefit letter serves as primary income documentation.
The Application Process Step by Step
Create an account on ltr.boi.go.th and fill in the online application form. Upload all required documents as PDF files with a maximum size of 10MB each. Submit and wait for a preliminary review, which typically takes 5 to 10 business days. The BOI may request additional documents during this phase.
Once the BOI issues an approval in principle letter, you have 60 days to collect the physical visa at a Thai embassy or consulate. Bring the approval letter, your original passport, and any original documents the embassy requests. The embassy typically issues the visa the same day or within 3 business days.

The most common rejection reasons are income documentation that does not clearly show a stable recurring income (freelance invoices without tax returns, for example), health insurance that does not meet the per-occurrence minimum, and criminal background checks older than 3 months. Missing or expired documents delay applications significantly.
If your application is rejected, the BOI typically explains the reason. You can reapply immediately with corrected documentation. There is no penalty period or waiting time after rejection.
After Approval: First Year in Thailand
The LTR visa gives a 10-year stay, but there is an annual reporting requirement with the BOI. Each year you must confirm your contact information and insurance status through the BOI portal. This is not the same as the 90-day immigration report, which LTR visa holders are exempt from.
